Article 3 Assignment for housing mediation / search and registration

3.2 A registration is understood to mean written information by a home seeker by means of a registration form regarding relevant, personal data with the aim of qualifying for a rental property offered by La Fontaine Makelaardij.
Article 4 Registration & deregistration
4.1 The written assignment for housing mediation / search and / or registration are valid for six months. There are no costs associated with the assignment and / or registration.
4.2 Assignment for housing mediation / search and registration with La Fontaine Makelaardij are immediately activated if La Fontaine Makelaardij has received a fully completed assignment for housing mediation / search and / or the registration with an agreement to the General Terms and Conditions of La Fontaine Makelaardij.
4.3 If the home seeker wishes to cancel the assignment for housing mediation / search and / or registration, this can be done by e-mail: info@lafontaine.nl, or by post to the address of La Fontaine Makelaardij.
Article 5 Brokerage tenant / administration costs.
5.1 For a successful assignment for housing mediation / search, La Fontaine Makelaardij receives a fee (brokerage) from the tenant. This fee is equal to the monthly rent (including advance delivery, services and energy) as stated on the rental agreement plus the applicable VAT.
5.2 La Fontaine Makelaardij receives a fee (registration costs) from the tenant for a registration that leads to a rental agreement for a rental property offered. This fee is equal to € 25,= plus the applicable VAT.
5.3 If a home seeker, through successful assignment for housing mediation / search and / or registration from La Fontaine Makelaardij, accepts the offered accommodation orally or in writing or enters into a rental agreement with a client, the one-off commission or administration costs must be paid within 48 hours after acceptance of the property to be met.
5.4 The key transfer and the delivery of a house to be rented can only take place when the lease has been signed and the rent, the deposit and the commission have been paid to the relevant parties.
5.5 Refund of payments is not possible.
Article 6 Acceptance of a home
6.1 Acceptance of a home by home seeker / tenant can take place by verbal agreement between la Fontaine Makelaardij and home seeker, followed by written confirmation and / or by signing the lease.
Article 7 Contract for rental mediation
7.1 An instruction for rental mediation is understood to mean an instruction by the client to provide services with regard to the mediation by La Fontaine Makelaardij in the conclusion of an agreement between the client and a home seeker or third party, such as referred to in Article 7: 425 BW, whereby the specifications given by the registered party and the client are complied with.
7.1 The assignment for rental mediation is valid for an indefinite period with a written notice of 3 weeks by both the client and La Fontaine Makelaardij.
7.2 Assignment for rental mediation at La Fontaine Makelaardij is immediately activated if La Fontaine Makelaardij has received a signed assignment for rental mediation with an agreement to the General Terms and Conditions of La Fontaine Makelaardij.

Article 8 Brokerage commission client
8.1 For the activities referred to in the General Terms and Conditions for mediation, La Fontaine Makelaardij can agree a brokerage fee with the client. This is equal to the monthly rent (including advance delivery, services and energy) as stated on the lease, plus the applicable VAT.
8.2 If a home seeker enters into a lease with a client through successful mediation of La Fontaine Makelaardij, the one-off commission must be paid by the client within 48 hours after acceptance of the registered party, after deduction of any payment already paid for commencement work.
8.3 The key transfer and the delivery of a house to be rented can only take place when the lease has been signed and the rent, the deposit and the commission have been paid to the relevant parties.

Article 9 Contract costs
9.1 For the activities referred to in the General Terms and Conditions for drawing up the lease, la Fontaine Makelaardij can agree on contract costs with the client.

Article 11 Award 11.1 La Fontaine Makelaardij provides rental advice for the clients. This advice includes a background check and a description of the profile of the prospective tenant. 11.2 The client ultimately decides to whom the home is allocated.
Article 12 Payment obligation
12.1 If, after it has been agreed verbally or in writing that the home seeker definitively accepts a particular object, for whatever reason the conclusion of the lease agreement on the part of the home seeker / tenant is canceled, the home seeker / tenant will owe la Fontaine Makelaardij commission of 1 month gross rent excl. the applicable VAT, to be paid within 14 days after signing this document.

Article 14 Liability
